Why most new owners skip this and shouldn't

When you walk through a facility you just bought, the front office probably has a sad little shelf of dusty boxes nobody's touched in years. Most new owners ignore it. Don't. Selling boxes, tape, locks, and mattress bags can quietly add a few thousand dollars a year in pure profit, and tenants genuinely appreciate the convenience.

What sells, and what doesn't

Keep it simple. The supplies that sell in a storage office are almost the same everywhere:

  • Small, medium, and large moving boxes
  • Packing paper and bubble wrap
  • Packing tape and a tape gun
  • Mattress bags (single and queen)
  • Sofa or furniture covers
  • A "dish pack" kit (a divided box for plates and glasses)
  • Disc locks
  • Sharpie markers and labels

That's 8 to 10 items. Resist the temptation to stock more. Anything beyond that just sits and gathers dust.

Three ways to source supplies

You have three main options. Most owners do a mix.

  1. Buy wholesale and stock it yourself. Buying boxes in bulk from a supplier like Uline or Pratt Industries gives you the best margin (you pay around $1 for a box and sell it for $3 to $4). The downside is you need a place to store the inventory and a few hundred dollars up front.
  2. Drop ship. Some suppliers will ship directly to your tenant when they order through your office. You don't hold inventory, but your margin is smaller, usually around 25 to 35 percent.
  3. Buy local. A local moving-company supplier or warehouse will often sell to you wholesale, and you can pick up small batches as needed without waiting for shipping.

Most single-facility owners start with wholesale on the top sellers (boxes, tape, disc locks) and drop ship the slower movers (specialty kits, custom items).

How to actually sell more

Three small tweaks matter more than fancy displays:

  • Put the supplies shelf on the customer side of the counter, at eye level. Behind the counter, nobody buys anything.
  • Use simple, clear price tags. No surprise math at checkout.
  • At lease signing, say one line: "We have boxes, tape, and locks if you need anything for your move." That one sentence converts a surprising number of tenants.

How to pick a supplier

Four things to check before you commit to a supplier:

  1. Can they deliver to your area within 3 to 5 business days?
  2. Do they offer better pricing if you buy in larger quantities (a pallet, for example)?
  3. Do they carry storage-grade disc locks, not just the cheap padlocks you find at a hardware store?

What's the single best-selling supply item?
