Your doors and locks are the first thing tenants notice

When someone tours your facility, the very first thing they touch is a door, and the second is a lock. If the door sticks or the lock looks flimsy, they walk. The good news: doors and locks are the easiest part of your facility to upgrade in stages without taking units offline, and the upgrade pays for itself in renewals and reviews.

Roll-up doors: what you're actually buying

A roll-up door is the corrugated steel curtain that rolls into a coil above the unit. They come in a few sizes (typically 5x7 for a small unit, up to 10x10 for a large one) and a few gauges. Gauge means how thick the steel is, and lower numbers are thicker. 26 gauge is the standard most facilities use. 24 gauge is heavier and worth the extra cost if you're near saltwater or in a region with hard winters, because the door fights more weather over its life.

Most quality roll-up doors come with a warranty between 10 and 25 years on the paint and rust-through. If a manufacturer won't warranty the paint for at least 10 years, that's a hint the door won't last.

What kind of lock should tenants use?

Three types are common:

  • Cylinder locks are the old-style round padlocks with an exposed metal loop. They look familiar but bolt cutters defeat them in seconds. Insurance companies are starting to refuse claims when a cylinder lock was cut. Avoid them.
  • Disc locks are short, round, heavy hardened-steel locks with no exposed loop. They're the current standard. A disc lock costs you about $5 wholesale, and you sell it to the tenant at move-in for $15 to $20. It's a small profit center and a real security upgrade.
  • Smart locks (brands you'll hear: Nokē, Janus Noke Ion) replace the physical lock entirely. The tenant unlocks the unit with their phone. You can grant or revoke access from your computer. They cost more (roughly $100 to $200 per unit installed), but they let you rent units without ever meeting the customer, and they make the lien process much simpler when a tenant stops paying.

If you're just getting started, supply disc locks at move-in. Smart locks are the next upgrade once you understand your facility's rhythms.

When you'll need to replace doors

Doors don't fail all at once. They get tired one at a time. Walk your facility every spring and fall and look for:

  • Paint that has gone chalky or is peeling
  • Rust along the very bottom of the door (where rain hits)
  • Daylight showing through where the door meets the frame
  • Springs that take more than two firm pulls to open the door

Most owners don't replace every door at once. They replace the worst 10 to 15 percent each year or two, which spreads the cost and lets the facility quietly modernize.

What to ask a doors vendor

When you call a door or lock vendor, ask four questions:

  1. Do you install, or just ship? Some vendors only ship the door and expect you to find a local installer. Others handle the whole job. For your first replacement project, hire someone who installs.
  2. Do you stock parts for the model you sell me? Springs, latches, and bottom seals wear out. You want a vendor who can ship a part next day, not in three weeks.
  3. Can you give me three references from facilities like mine? Same size, same climate, within driving distance if possible.
  4. What's the warranty, in writing? Read it. Paint, rust-through, and labor are usually separate warranties.

Frequently asked questions about doors, locks & hardware

What's the difference between a disc lock and a regular padlock?

A regular padlock has an exposed metal loop that bolt cutters can snap. A disc lock is short and round with no exposed loop, made from hardened steel, and is much harder to cut. Most insurance carriers and most lien laws now expect disc locks on storage units.

How much does it cost to replace one storage unit door?

Budget $400 to $700 for a standard 10x10 roll-up door, installed. The cost includes removing the old door, hauling it away, and installing the new one. Replacing 50 or more doors at once usually drops the per-door cost by 10 to 15 percent.

Do I need to supply locks, or do tenants bring their own?

You can do either, but most owners now supply locks at move-in. It guarantees every tenant uses a real disc lock, gives you a small profit on each one, and avoids the awkward conversation when a new tenant shows up with a cheap padlock from a hardware store.

Are smart locks worth the cost on a smaller facility?

Smart locks make the most sense once you're running self-serve hours or letting people rent online without coming to the office. If you're still doing every move-in face-to-face, traditional disc locks are fine. You can always upgrade later.

How often should I walk my facility looking for door problems?

Twice a year is enough for most facilities, once in spring and once in fall. Look for chalky paint, rust at the bottom of the door, daylight at the edges, and stiff springs. Note which units need attention so you can plan replacements in batches.
