When you'll need a construction company
If you already own a facility, "construction" isn't usually about building from scratch. It's about three things:
- Fixing what's broken. Cracked concrete drives, leaking roofs, damaged walls from accidents, deferred maintenance the previous owner ignored.
- Improving what's tired. Repainting the entire facility exterior, repaving the drives, replacing a row of doors, modernizing the office.
- Adding more units. Building a new row of units on existing land, converting outdoor space to indoor, or adding a climate-controlled building.
The vendors in this category handle all three. Some specialize in self storage specifically (the steel-building companies and the storage-focused general contractors). Others are local general contractors who can do storage work but mostly build other commercial properties.

How to pick a contractor for a storage project
Three things matter most:
- Have they done storage facilities before? A storage-specialized contractor (steel building manufacturers like Trachte, Janus, BETCO, Mako) already knows the standard layouts. A local general contractor can do the work but expect a learning curve on the first project.
- Are they licensed, bonded, and insured? Ask for proof, not just a verbal yes.
- Is the price a fixed bid or "time and materials"? A fixed bid protects you from cost overruns. For repair work under $10,000, time and materials is fine. For anything bigger, insist on a fixed bid.

How much does it cost to add a new row of storage units to an existing facility?
For drive-up (non-climate-controlled) units on land you already own and have prepared, plan $50 to $80 per square foot of new building. A 5,000 square foot expansion (about 25 to 30 new units) typically lands at $250,000 to $400,000 all in, including the building, site work, doors, and basic finishes.
My facility's drive lanes are cracking. Is it a repair or a full repave?
Cracks under half an inch wide can usually be patched and sealed for $500 to $5,000 depending on how many you have. Larger cracks, sunken sections, or widespread surface damage usually mean a full repave at $4 to $8 per square foot. Get a paving contractor to walk the property; most will give a free assessment.
How often should I repaint the exterior of my buildings?
Plan a full exterior repaint every 8 to 12 years for most climates. Coastal facilities (saltwater corrosion) and high-sun southern facilities may need it every 5 to 7 years. Watch for chalking (when paint flakes off as a fine powder when you rub it) as the early warning sign.
Do I need a specialty self storage contractor, or will a local general contractor work?
For small repairs (concrete patches, roof leaks, paint), any reputable commercial contractor works. For larger projects like adding units, converting space, or major structural work, a specialty self storage contractor is usually worth the premium. They know the standard layouts, the right door manufacturers, and the building codes that apply to storage.
Do I need permits for repair work?
