What "climate-controlled" actually means at your facility

Climate control is the most expensive system in your facility to run and the one most likely to keep you awake during a summer heat wave. The good news: once you understand what you have, the maintenance and vendor decisions get straightforward.

First thing to know: "climate-controlled" doesn't mean the same thing at every facility. There are two versions, and it's worth knowing which one you're selling.

  • Temperature-controlled units stay roughly between 55 and 85°F. Humidity isn't actively managed. This is the cheaper version, fine for most household goods (furniture, clothing, boxes of stuff).
  • True climate-controlled units add humidity control on top, typically keeping the air between 30 and 55 percent humidity year-round. This is what's actually needed for sensitive items: documents, electronics, wood furniture, instruments, wine, art.

If your facility advertises "climate controlled" but only actually controls temperature, you'll eventually get a tenant complaint when something humidity-sensitive gets damaged. Check what the previous owner was actually delivering vs. what the signs and website say.

The equipment you probably have

Walk your roof and the back of your buildings and you'll see one of these four types of equipment.

  • Rooftop units (called RTUs) are the big metal boxes on the roof. They handle cooling, heating, and some humidity removal in one package. Most medium and large climate-controlled buildings use them. Common brands are Trane, Carrier, Lennox, and Bryant. Sizes are measured in "tons" of cooling, and a typical storage facility has 5-ton to 25-ton units, sometimes several per building.
  • Bard wall units are box-shaped units mounted on the outside wall of a building, instead of on the roof. Bard is a brand name (the company is called Bard Manufacturing). They're popular in storage because they're easy for a technician to service from the ground and don't require roof penetrations.
  • Mini-splits are the smaller wall-mounted units with an outdoor compressor. Most facilities use these for the office and small spaces, not for full climate-controlled buildings.
  • Dedicated dehumidifiers are separate machines that only remove humidity. If your facility is in a humid climate (the Southeast, Gulf Coast, Mid-Atlantic) and you offer true climate control, you probably have these from brands like Quest, Desert Aire, or Munters. They work alongside the regular HVAC, not instead of it.

Most owners inherit whatever was installed by the previous owner. Know what's on your roof so you can call the right technician when it breaks.

Insulation and door seals matter more than the equipment

Here's the part most owners don't realize: the most common reason HVAC underperforms isn't the equipment, it's the building. A climate-controlled building with poor insulation, worn weather seals on the roll-up doors, or no vapor barrier (a thin layer in the wall that blocks moisture) will overwork even a brand-new HVAC system.

If your facility struggles to hold temperature or humidity, get a contractor to check the insulation and door seals before assuming the HVAC is failing. Replacing weather strips on a row of roll-up doors costs a few thousand dollars and can fix a problem that an HVAC contractor would otherwise want to solve with $50,000 of new equipment.

What climate control costs to run

Operating cost depends on three things: your local electricity rate, how well-insulated your buildings are, and how efficient your equipment is. Rough numbers for budgeting:

  • Temperature-controlled units cost $0.50 to $1.50 per square foot per year to run
  • True climate-controlled units cost $1.50 to $3.50 per square foot per year

So a 10,000 square foot climate-controlled building can run anywhere from $5,000 to $35,000 per year in electricity alone. That spread is huge, and it's mostly explained by building quality and equipment age.

Maintenance is not optional

HVAC equipment in storage runs almost constantly. Without regular maintenance, you're rolling the dice on it failing during the worst week of the year. Set up two things before your first summer:

  1. A quarterly maintenance contract with the company that installed or now services your equipment. They change filters, clean coils, check refrigerant levels, and inspect drain pans. Cost is usually $400 to $1,200 per visit depending on facility size and equipment count.
  2. A clear after-hours number for emergency service. When a rooftop unit fails on a 95°F Saturday, you need someone who can be on-site within hours, not days. Get the response time commitment in writing.

What to ask a vendor when something goes wrong

When you call an HVAC vendor, three questions will tell you a lot quickly:

  1. Have you serviced this brand and this model before? A vendor who has worked on your specific equipment will diagnose faster.
  2. What's your response time for after-hours emergencies? "We'll get there when we can" is not an answer. Ask for a specific commitment.
  3. Can you give me a written quote before doing the work? For repairs over a few hundred dollars, a written quote protects you against surprise bills.

If you're considering adding climate-controlled units to a facility that doesn't have them, expect to pay $15 to $45 per square foot for the retrofit, depending on what's already there. New climate-controlled construction usually lands at $15 to $30 per square foot. The vendors in the directory above handle install, service, and emergency repair specifically for storage facilities.

Frequently asked questions about climate control & hvac

What temperature should I keep my climate-controlled units at?

Most owners target 70 to 78°F year-round, with a wider acceptable range of 55 to 85°F. Setting it tighter than 70-78 costs significantly more in electricity without making a real difference to tenants. If you advertise humidity control, target 30 to 55 percent relative humidity.

Is humidity control more important than temperature?

For most items, temperature is what matters. For sensitive items (documents, electronics, wood furniture, instruments, art) humidity is more important than temperature. The right answer depends on your climate and what your tenants are storing. In a humid climate, true humidity control is often what separates a premium facility from a basic one.

How much does HVAC cost for a climate-controlled storage facility?

Operating cost runs $0.50 to $1.50 per square foot per year for temperature-controlled units and $1.50 to $3.50 per square foot for true climate-controlled (humidity included). How often does self-storage HVAC need maintenance?

What should I do when the HVAC fails in summer?

Call your service contractor immediately and ask for an emergency dispatch with a written response time. While you wait, prop open any interior doors to balance airflow, and post a sign at the office acknowledging the issue so tenants know you're aware. Document the start time of the outage in case any tenant later files a claim for damaged contents.

Can I add climate control to units I already have?

Yes, but it isn't cheap. The simplest retrofit is adding a mini-split to a few interior units in a building that's already partly insulated. The hardest is converting outdoor drive-up units, which requires sealing up the building (adding insulation, weather-stripping, possibly enclosing the corridor) before any HVAC goes in. Plan $15 to $45 per square foot for a full retrofit.

How long does HVAC equipment last in a storage facility?

Rooftop units typically last 12 to 18 years with regular maintenance. Mini-splits last 10 to 15 years. Larger central systems can run 20 to 25 years. Lifespan depends a lot on your climate, how clean you keep the filters, and how hard the system has to work. Set aside roughly $0.10 to $0.20 per climate-controlled square foot per year for eventual replacement.

Should I offer both standard and climate-controlled units?

Most facilities with climate control offer a mix of both. Standard (non-climate) drive-up units are cheaper to rent and appeal to budget-conscious tenants storing furniture or seasonal items. Climate-controlled units rent at 30 to 60 percent higher rates and attract tenants storing more sensitive belongings. The right mix depends on your local market.
